In July 2024, a partnership between SWBC Real Estate and International Capital successfully closed on the construction loan for Phase II of a new Class A, 270-unit multifamily community named the Royalton at Prosper in Prosper, TX, a growing suburb of Dallas, TX. The land for the Phase II development has been held by a separate International Capital Partnership since 2022. The development will be International Capital’s 6th project with SWBC.
While the 12-acre site sits directly adjacent to the Phase I project (currently in lease-up), Phase II will be completely independent from Phase I with a separate entrance and amenities. Constructed as a 3-story garden-style complex, the community will be constructed of stucco and stone/brick veneer exteriors with average unit sizes of around 900 square feet across one-bedroom, two-bedroom, and three-bedroom units. Stylish interior features include hardwood-style flooring and granite countertops in kitchens and bathrooms, a stainless-steel designer appliance package, built-in wine racks, generous walk-in closets and storage, and washer/dryer hook-ups.
Tenants will enjoy a first-class clubhouse with a resort-style pool, sunning decks, and Wi-Fi capability, outdoor gathering areas and grills, a state-of-the-art fitness center, and a dog park.
Construction is expected to begin imminently, with the total proposed construction time around 24 months.
Plano-based Cross Architects is the architect, with Carleton Construction acting as general contractor and HC2 Capital providing the project financing.
