
Gateway South Business Center, a 78,000 sq.ft. industrial/flex property consisting of two buildings, was marketed and successfully sold by IC on behalf of a German family office after a 7-year holding period.
At the time of the sale, the two buildings were leased to 11 tenants without any vacancies.
IC acted as property manager and was also responsible for leasing the property. The excellent location of the property in Las Colinas near DFW airport is desirable for tenants with a need for flex use as well as for tenants with predominantly office use (at lower rents than in office buildings).
Over the holding period, the owner increased the attractiveness of the property for existing and new tenants and potential buyers by investing in renovations to the building and grounds.
The local buyer's goal was to further increase his existing property ownership in a sought-after market segment in Las Colinas.
