German partnership acquires retail property in Temple, Texas

June 2022 – International Capital represented a German investor partnership with Christiane Hepfer as lead partner for the acquisition of a 2-tenant property in Temple, Texas.

Just 65 miles north of Austin, Temple lies in the demographic center of Texas, since the metropolitan areas of Dallas, Houston and San Antonio are all less than three hours away. The main economic driver of the region is Fort Hood, the third largest US military facility in America that stations more than 45,000 soldiers.

The property sits on 1.2 acres and is located in front of the 10-tenant Big Box Temple Towne Center. Located directly on the city’s major loop highway and Interstate Highway 35 the property enjoys a prime retail location in Temple. Built in 2001, the structure contains 7,000 square feet occupied by two retail tenants. Both leases have a 10-year term plus options.

Financing was provided by Inwood National Bank of Dallas. International Capital will take over the property and asset management for the project.
