
In September 2025, a partnership between SWBC Real Estate and International Capital successfully closed on the construction loan for a new Class A, 262-unit, wrap-style multifamily community named Royalton at Mercer Crossing in Farmers Branch, TX, approx. 10 minutes west of Dallas, TX.
Royalton at Mercer Crossing will offer 262 apartment homes in a mix of one and two-bedroom floor plans. Each apartment home will include granite or quartz countertops, stainless steel designer appliances, shaker-style cabinetry, spacious pantries, washer/dryer hook-ups, and walk-in showers in select units. Community amenities will include a resort-style pool and sun deck with WiFi, 24-hour, state-of-the-art fitness center, outdoor gathering areas with grills and fire pits, a community business center with co-working stations, a clubroom with pool table and outdoor TVs, lake views, bike racks, dog run, and walking/biking trails connecting throughout Las Colinas.
Royalton at Mercer Crossing will be conveniently located directly off Interstate-635 and Luna Road within the Mercer Crossing master-planned community that includes residential, retail and office. Construction is expected to begin imminently, with the total proposed construction time of 26 months. Dallas-based Cross Architects is the architect, with Carleton Construction acting as the general contractor, and HC2 Capital providing the project financing.
