The approx. 32,000 square foot medical facility, built in 2021, is 100% leased to ClearSky Health, a leader of rehabilitative care throughout the US. The tenant signed a new, 18-YR, absolute NNN lease with annual rent increases at acquisition and has been at the facility since 2021. An adjacent 1.3-acre parcel was acquired to construct a 10-bed expansion for ClearSky Health due to assist with current capacity.
The property is located in Rio Rancho, New Mexico, an affluent suburb approx. 15 minutes northwest of Albuquerque and the 3rd largest city in New Mexico. Adjacent to ClearSky Health is the 200-bed+ Presbyterian Rust Hospital including new grocery, retail, restaurants, and housing nearby.
