International Capital, LLC, a boutique commercial real estate firm based in Dallas, successfully brokered the sale of a net-leased O’Reilly Auto Parts property. The retail asset is in Whitehouse, Texas, a growing East Texas community situated just south of Tyler. The transaction was completed in cooperation with Jennifer Pierson and Connor Jabbar of Dallas-based STRIVE Real Estate.
The seller, a long-term client of International Capital, LLC, elected to trade out of the asset to reinvest the proceeds into shorter-term development projects. The property was acquired by a local Texas investor utilizing a 1031 tax-deferred exchange. At the time of closing, more than 9 years remained on the retailer's original 20-year lease.
