International Capital LLC advises Family Office on its first acquisition of an ALDI ground lease in South Carolina

A Family Office, represented by International Capital, purchased its first Aldi ground lease in Irmo, South Carolina in January 2024.

The lease for the approx. 3.19-acre site improved with an approx. 20,500 SF grocery store started in October of 2023 and has an initial term of 20 years (plus six 5-year options). The property is situated on the main retail thoroughfare in Irmo, one of the most sought-after residential and work locations in the greater Columbia area, directly on the north shore of Lake Murray and the Harbison State Forest in Richland County.

The location benefits from its high visibility in close proximity to the Interstate 26, which connects the city to Greenville in the north and Columbia in the south. The location features many local, regional and national retailers, including Walmart, Chick-Fil- A, McDonalds, Dunkin Donuts, Starbucks, Whataburger, Taco Bell and more.
