German Family Office Acquires CVS Absolute Net Lease in the Bishop Arts District of Dallas, Texas

In June 2025, a German family office, represented by International Capital, successfully acquired an absolute NNN lease for a freestanding CVS Pharmacy in the Bishop Arts District of Dallas, Texas.

Situated within the Dallas Fort Worth metroplex, the fourth-largest metropolitan area in the U.S. and the fastest-growing by population, this location will continue to benefit from strong regional growth and development. Bishop Arts, known for its walkable streets, independent shops, and close-knit community charm, has become one of Dallas’ most desirable and recognized destinations for dining, culture, and retail.

Positioned at the eastern edge of the Bishop Arts District, the property benefits from excellent accessibility, sitting on a highly visible corner with strong foot and vehicular traffic. The surrounding neighborhood is supported by a dense and growing population with strong household incomes, contributing to consistent consumer demand.

Situated on approximately 0.829 acres, the property is a 10,000± square foot freestanding CVS Pharmacy, completed in 2018. It includes a drive-thru and a masonry façade designed to reflect the historic character of the Bishop Arts District. Surrounded by ongoing residential and mixed-use development, the location offers both stability and long-term upside as Bishop Arts continues to attract investment and transform into one of Dallas’ most dynamic urban corridors.

The lease agreement has 18 years remaining on its initial term, with six additional five-year renewal options. Rent escalates by 10% at the start of each option, offering long-term income growth and value stability.
