Acquisition of an ALDI ground lease in Champaign, Illinois
International Capital, LLC represented a German institutional investor in the acquisition of an ALDI ground lease in Champaign, Illinois in 2012. The buyer invested in a new 20-year ground lease with various extension options on a 2.5 acre tract directly in front of a Wal-Mart Supercenter in an excellent retail location. The Germany based grocery discounter ALDI has been operating in the US since the mid-1970s and has grown its store fleet to more than 1,000 locations in 31 states from Kansas to the East Coast.
The German investor was looking for a long-term credit investment in a sustainable retail location and purchased the ALDI ground lease as a stabilizing factor within a larger real estate portfolio.
The cash transaction closed within a month from Letter of Intent. International Capital’s Martina Crevecoeur, Vice President Acquisitions/Dispositions represented the purchaser.
