PROPERTY MANAGEMENT

Through use of advanced in-house computer software equipment, International Capital, LLC has taken a major step toward freeing its property management staff from many of the routine, time-consuming matters that plague other property management operations, to allow more time to serve the needs of the tenants and buildings. In addition, we provide our clients with financial and management services that previously were not feasible or available.

International Capital defines property management as the preservation and enhancement of your investment, both physically and financially. The following basic property management services are available to our clients:

Regular on-site inspections and follow-up by our field staff.
Supervision of cleaning, repair and maintenance, and negotiation of contractor agreements.
Coordination of leasing and marketing activities to promote the property.
Negotiations with prospective tenants and/or their agents for new space and/or existing tenants concerning renewals and expansions.
Budgeting and financial projections to enable the client to assess the future potential of a property.
Collection of rents and other amounts due, with follow-up by letter and, whenever necessary, by personal contact.
Calculation and collection of percentage rentals.
Calculation, billing, and collection of escalation payments, on a monthly basis whenever possible.
Payment of mortgage installments, ad velorem taxes, repair and maintenance expenses and other charges necessary to the operation of the property.
Acquisition, renewal, and modification of property master policy insurance, resulting in substantial savings, if requested.
Compliance with any governmental action or requirement affecting the property.
Monthly accounting reports detailing income, expenses and cash position of the property.
Complete year end financial statements. Coordination of CPA audits at owner's request.
