Preliminary site plan approved for Prosper 22 acre retail development

International Capital, LLC, through Ron Thomas its Director of Consulting & Land Development, represented an investor partnership that owns a 22 acre corner tract of land on the northwest corner of Fishtrap Road and the future extension of Legacy Drive in the City of Prosper with respect to the owner's application to the City for approval of a preliminary site plan (PSP) for Legacy Pointe Retail.

This plan is based on the proposed development conditions per the PD-14 Retail zoning for the development and on the access control to the subject site.  Included with this plan was the layout of the proposed buildings and their locations along with the supporting parking, fire lanes, dumpsters and landscape islands.  Also, preliminary engineering plans included preliminary design for Drainage, Storm Sewer and Water & Sanitary Sewer Plans.

The PSP includes 7 proposed pad sites along Fishtrap Road and Legacy Drive with a 77,400 sf big box retail/grocery store site, adjacent 20,510 sf and 11,600 sf retail buildings and a 33,000 sf retail strip located in the back.

The PD-14 zoning will allow for beer and wine sales as well as a convenience store with up to 8 gas pumps.

Prosper's Planning & Zoning Commission unanimously approved the preliminary site plan on May 18, 2010. This plan will stay in effect for 2 years and can be extended for an additional two 1-year extensions before expiring.

International Capital coordinated all efforts with support from Pogue Engineering Company.

The Legacy Pointe Retail development site is located just north of Hwy 380 and is the first hard corner on the Fishtrap & Legacy intersection to have a preliminary site plan approved by the City of Prosper. International Capital believes that the PD-14 designation and the approval of the PSP have substantially enhanced the value of the property and its future development possibilities.

Fishtrap Road, or rather its extension to the east into Collin County, First Street, is the proposed first entry/exit ramp north of the future Dallas North Tollway/U.S. 380 Interchange.

The 22 acres are being marketed by International Capital, LLC.
